Our Loan Programs
The following are a partial list of our efforts to
tailor our offerings and meet our customer's needs.
PREQUALIFICATION PROCESSING:
The first step in deciding on a home is to determine
how much you can afford to puchase. Our prequalification program not only estimates
that amount but also tailors a mortgage to fit your needs. Picking the right program
can maximixe your purchasing power and save you thousands of dollars. The
Pre-Qualification page contains our form and instructions.
PREAPPROVAL SERVICING:
Providing specific documents, together with a formal
applications we can actually approve your loan; generally within 24 hours; before you
start house hunting. The only condition to approval is the selection of an
acceptable home.
The following must be provided:
1. A completed application.
2. Your most recent pay stub and last 2 years W2 forms.
3. Most recent bank statements for 3 months for all accounts.
4. Self employed individuals must provide copies of their last two years of personal
and business tax returns as well as a year to date of profit and loss statements and
balance sheet prepared by your accountant.
5. For VA applicants, we will need your Certificate of Eligibility.
With this information in hand, we will be able to
run appropriate credit report(s), complete employment references by phone, and complete
income and credit underwriting for you. You will be provided with a written loan
commitment based on a maximum interest rate and loan amount.
LOCK & SHOP PROGRAM:
This program allows you to lock in today's interest
rate while you find a home to purchase. It compliments the prequalification and
preapproval programs by eliminating the risk of rates increasing while you shop.
Selecting a mortgage lender is generally based on
service. We have the best turnaround time in the industry. Additionally, our
extensive programs allow us to tailor a loan to meet your needs.
FIXED HOME EQUITY LOANS:
XYZ Mortgage, Inc. can provide equity financing for
up to 90% of the appraised value at fixed interest rates opposed to variable rates offered
by most banks. Payment terms are available up to 190 months with no origination or
brokers fees.
SECOND HOME REFINANCE:
There are many wide variety of plans available to
assist buyers with the purchase of a vacation home, providing up to 85% of the purchase
price, depending on the amount. Loan amounts from $20,000 to $5,000,000.
Payment terms include 15 and 30 year fixed rate, balloon loans and a typical selection of
ARM programs.
